Dominican Republic Investments

As the inventory is selling fast your time to “think about it” is very short. There is a google drive set up for you so you can see some slide shows and photos of renderings. I have been to the site so those actual photos will be there soon as well. A couple of key points - using the Cana Pearl as an example. Cana Pearl is located across from Hard Rock Resort & Casino - I loved it as not only to you get a beautiful view of the golf course and mountains, you are across from the resort for restaurants, clubs and casino!! It is gated to the entrance of the property. This project has access to Cana Bay Beach Club (for free!!) which has a pool, restaurant and beach. Financing (USD) 1. $5000 will reserve your suite 2. Balance to 20% is due in 60 days but I bet I can get that extended. So for every $100k that is $20k; so the downpayment for $235000 = $47,000 (of which $5000 was paid at reservation so balance is $42,000) 3. They want 50% paid prior to completion which on phase 3 or 4 won’t be a couple of years. So lots of time to save up for that. 4. The balance is due upon delivery of the suite so say 2 years away. They may be able to fund the suite especially since you would have 50% equity in place. However, it may be cheaper to get funding for the balance unless you will have cash. Residency You may apply for residency if you can show income of $2000 / month or have an investment of $200,000 (the larger suite at Cana Pearl would qualify). Rentability These suites are estimated to rent for $250 / night +/- (e.g. $250 is conservative and adjustments for high season vs low season will affect my estimates). Assuming you wish to use the suite for 2 months per year, your income would be "net to you" $57,000 USD approx (after paying management fees, condo fees, taxes, utilities, etc.) I estimate that will provide for a full return on investment in 4 - 6 years.
